1. About these terms
Sable & Soil ("we", "us") operates this marketplace connecting buyers with game farms, hunting estates, and lifestyle land across South Africa. By accessing or using the website, you agree to these Terms & Conditions. If you do not agree, please do not use the site.
2. Listings and accuracy of information
Property listings are created and supplied by sellers, agents, and private individuals. We do not independently verify the accuracy, completeness, or legality of any listing content, including prices, land size, game counts, water rights, or infrastructure descriptions. Buyers are solely responsible for conducting their own due diligence, including physical inspections, title deed searches, and professional legal and zoning advice, before entering into any transaction.
3. No agency relationship
Unless expressly stated in writing, Sable & Soil acts only as a marketing and listing platform. We are not a party to any sale, lease, or agreement between a buyer and a seller, and we do not negotiate, conclude, or guarantee any transaction. The platform facilitates enquiries between buyers and sellers directly.
4. Seller responsibilities
Sellers warrant that they have the legal right to market the properties they list, that all information provided is accurate and not misleading, and that all necessary consents and disclosures have been made. Listings that breach these warranties may be removed without notice at our discretion.
5. Featured listings, advertising, and sponsored content
Featured placements, banner advertisements, and sponsored articles are paid promotional placements. Sponsored content is created by or on behalf of the advertiser and does not constitute an endorsement by Sable & Soil. We reserve the right to review, edit, or decline any promotional content.
6. Fees
Standard property listings are currently free of charge. Featured placements, advertising, and sponsored content carry the fees published on the relevant pages of this site. Fees are payable as invoiced and are non-refundable once a placement has gone live, except where required by South African consumer law.
7. Intellectual property
All content on this site — including text, design, logos, and imagery — is the property of Sable & Soil or its licensors, and may not be copied, scraped, or republished without written permission. Sellers retain ownership of the content they submit and grant us a licence to display it on the platform.
8. Limitation of liability
To the fullest extent permitted by law, Sable & Soil shall not be liable for any indirect, incidental, or consequential loss arising from the use of this site, including any loss suffered as a result of reliance on listing content, communication between users, or the conclusion (or failure) of any property transaction.
9. Governing law
These terms are governed by the laws of the Republic of South Africa, and any dispute will be subject to the exclusive jurisdiction of the South African courts.
10. Changes
We may update these terms from time to time. The current version will always be published on this page, and continued use of the site constitutes acceptance of the updated terms.
